DOBANOVCI CONSTRUCTION LAND

The Plot is Located in Dobanovci, in the Industrial and Warehouse Zone near Belgrade.
It is located near the Highway Belgrade – Zagreb. The New Ring Road around Belgrade (in final phases of construction) is located very close to the Plot, around 800 meters away.

The Plot is 1.7 ha.

The Plot may be used for construction of facilities for warehouses, commercial/warehouse space, logistic centers and other.


The facilities may use 50% of the Plot space and construction of buildings from 12 – 18 high is allowed depending on permits from the Authorities.

The aerial photos have been done before 3 years, so there are some facilities missing which were constructed in the meantime.

There is one owner to the Plot, which is divided in two lots.

Company “EUROPA TRADE” is the sole owner of the newly constructed Hotel Complex in Surdulica.

The whole Plot is 5.309 m2 and buildings use 2.003 m2.


The Hotel Main Building has 3.646 m2, the Commercial Center is 408 m2, and Technical Part is 403 m2.

There are possibilities of developing Winter Ski Resorts on the surrounding mountains.

The land lots are situated near Simanovci in Vojvodina, some 40 km from Belgrade. The lots are on three locations.

The size of the plots is 67 ha, 30 ha and 26 ha. At this moment it is agricultural land.



There is a possibility of changing the use of the land. The largest Plot may be used for development of Fair Facilities.




There are two owners of the plots, as physical persons. The sale will be through a Real Estate Company.

Motel “Fresh” is located on the Belgrade – Zagreb Highway, near the Junction for Sremska Mitrovica. The distance from the Motel to Croatian Border Crossing is 35 km and the distance to Bosnia Border Crossing is 30 km. The distance from Belgrade to the Motel is 70 km.

The Motel was constructed 30 years ago, on a Plot of 3 ha.

The Motel has 1.800 m2. The single and double rooms have 50 beds. The Motel has a parking space for 200 vehicles.Reconstruction of the Motel is recommended. The plot may also be used for other purposes, after approvals from the Authorities.

The sole owner of the Motel is a physical person.

The land lots are situated along the Highway, some 15 km from the Center of Belgrade, just before Airport "NIKOLA TESLA". The plots are located on both sides of the Highway. The larger Plot is 90.000 m2 and the other is 30.000 m2. The first one is 180 meters wide along the Highway, and the smaller one is 100 meters wide, also along the Highway.


Both locations belong to the business zone and they are ideally suited for distribution-logistic centers, manufacturing facilities, shopping centers etc.

The building base may occupy 50% of the total area. There is a possibility of construction of 120.000 m2 in two levels.

The ownership to this land will be obtained through purchase of the Company whose only property are the mentioned plots.

The New Ring Road around Belgrade (in construction) is located very close to the Plots.

A New Highway Junction (City Plans) will be constructed in the immediate vicinity of the Plots in the nearest future.

BATAJNICA/BELGRADE CONSTRUCTION LAND

The Land Lot is situated near the Belgrade – Novi Sad Highway, with necessary infrastructure (road). It is 300 meters from the Highway.

The Plot is 80.000 m2 (40.000 m2 + 40.000 m2).

The Location belongs partly to the Industrial Zone and is ideal for commercial centers, logistic facilities, warehouses and other.



The Plot may be purchased as a whole, or as two separate plots 40.000 + 40.000 m2. The whole area is vacant (no constructions).


The building base may occupy 50% of the area and there is a possibility of construction in two levels.

There are two owners to this land, as physical persons.

CONSTRUCTION LAND

IMPORTANT INTERNATIONAL ROUTE JUNCTION
Crossroads Belgrade – Zagreb (Croatia), Novi Sad - Bosnia

Republic of Serbia has two main International routes. They are E-70 and E-75 and these two Routes meet in Belgrade. The E-70 Route is connecting Republic of Croatia and Serbia, goes on through Belgrade, the City of Pancevo and on to Romania. The E-75 Route connects Hungaria, through the cities of Subotica, Novi Sad, Belgrade, Nis, to Macedonia and further on to Greece.

The Construction Site is located on the International Highway E-70 Belgrade - Zagreb. It is on the Crossroad for the City of Ruma, further on to Novi Sad and E-75 Route (double connection to Route E-75, i.e. through Belgrade and Novi Sad). The other direction leads to the City of Sabac and further on to Bosnia. This Road Junction, due to its location, and plans to eliminate traffic jams in Belgrade, in future will become very important. Just 15 km from the Junction, towards Belgrade, is the New Belgrade By-pass (in construction) to the International Route E-75, on to Nis, Macedonia and Greece.

The Construction Site is 23 ha and has a front on the Highway (E-70) of 300 meters, with a constructed Highway Interception in the distance of some hundreds of meters.

On the other side of the Highway the owners of the land are "AGRO", Ruma and "Verano Motors" (Peugeot Dealers).

The land can be developed for industrial, commercial, warehouse, retail and similar purposes.

The owners of the Site established a New Company and purchased land through this company. They are the sole owners of the whole Lot of 23 ha.

Panchevo- MARINA CITY Project

CONSTRUCTION LAND

NAUTICAL BUSINESS CENTRE “MARINE CITY” PANCEVO

City of Pancevo is located near Belgrade, Capital of Serbia, on the mouth of Tamis River into River Danube.

City of Pancevo has around 100.000 inhabitants and an developed industry. The whole City is located on the Left bank of Tamis River. The Construction Site is on the Right Bank of Tamis River towards Belgrade.

The Construction Site is around 15 km from Center of Belgrade (around 2.500.000 inhabitants), on River Danube in the length of 1.500 m, and the Tamish River in the length of 600 m.

The International Highway (E-70), connecting the cities of Belgrade and Pancevo (on to Temisoara, Romania), is passing by the borders of the Site.

The area of the Construction Site is 22.3 ha. Formerly it was marshland, now developed for construction.

General Urban Plans for the Site are in the approval process and there are possibilities for their adjustment.
There are possibilities for building of apartment complexes, production plants, commercial and shopping centers, transport terminals, warehouses.
Apart from the above mentioned, there are possibilities, since the Site is on two rivers, of developing facilities as ports, marina’s, sport complexes and other.
Plans of the City of Belgrade, in the near future, are to build another bridge over River Danube. The New Bridge will be around 6 km downstream from the existing, so called, Pancevo Bridge. This will give an additional value to the Site itself.

The Government decided (since it is a famous Company) that on the Tender the bid will be for the property of the Company and the workers. A new Company will be established void of all debts. Also all the property will be cleared of mortgages. The estimated price for the Company is (by Diloitte Touche) 30.000.000 Euro. They have: - One very good quarry on the River Danube (transportation of material by river) with all necessary equipment- Another quarry which should be closed (bad quality of stone) but it is on Danube - Krcedin - Highway Belgrade Novi Sad 22 ha and can be developed (hotels, marinas, etc.)- 104 pieces of floating equipment (ships, barges, cranes, etc.). 40 of them are now in function and for 3.000.000 Euro most of the rest can be repaired.- Office Buildings: Gavrila Principa 22a, 2.420 m2, Cika Ljubina 557 m2, Deligradska 179 m2, Brace krsmanocica 1333 m2 - all these locations are in center of Belgrade and Batajnica 6.948 m2. For the moment there is not a big interest for this Company because the people do not know what is being sold.
